EPCs for the rental market.

Since 1st October 2008 whenever a rented residential property is offered to a new tenant an Energy Performance Certificate must be provided.

For regional letting agents and landlords there is a need to maintain a close relationship with service providers both to ensure quality of service and to retain the work in the independant market.
 
In the rental sector there are many independant landlords with smaller property portfolios who will require an EPC when the property is offerred to a new tenant. The good news is that the EPC will be valid for a period of 10 years. Clearly if significant work is carried out on a property then it might be in the landlords interest to have an EPC that reflects the improved energy efficiency of the property.

Local Authorities and Housing Associations will most likely be able to utilse their asset management systems to directly produce the EPC without a site visit. Should individual surveys be required EAfirst is able to offer a service specific to the clients needs.
